Phase 1 - Discovery & Brief
We begin by taking time to understand you, your aspirations for the project and the practical parameters that will shape it. Through initial discussions, we explore your goals, budget and any constraints, developing a clear and shared brief from the outset.
Drawing on our experience, we assess the creative, financial and practical feasibility of the site or concept. This helps identify opportunities, highlight potential challenges and inform early decisions.
This phase establishes a strong foundation, ensuring the design direction is both ambitious and achievable.
Phase 2 - Design Concept
We develop the overall design concept, with a strong focus on space planning to ensure the interior functions intuitively. Layouts, proportions and circulation are carefully considered in relation to how the space will be used day to day.
The visual direction is established through mood boards and material studies, defining the atmosphere and character of the project. This phase creates a clear design framework that guides all subsequent design development.
Phase 3 - Design Development & Joinery Design
During this phase, the approved concept is developed in detail and refined into a coordinated, buildable scheme. We resolve layouts, materials, bespoke joinery, sanitary ware and lighting, ensuring the design responds to both the brief and the practical realities of the property.
We produce detailed, dimensioned drawings for builders and consultants, including setting-out information and technical coordination. Where required, we coordinate with specialist consultants and skilled artisans.
Drawing on our architectural expertise, we carefully specify materials, finishes and fixtures to create a cohesive and well-resolved interior package ready for tender and construction.
Phase 4 - Project Coordination & Design Management
Once construction begins, we provide ongoing design management to ensure the original design intent is carried through on site. We attend regular site meetings, review progress and respond to queries to support accurate implementation in line with the agreed drawings, programme and budget.
As construction progresses, we remain on hand to adjust and refine the design where unforeseen site conditions arise.
By working closely with contractors, fabricators and suppliers, we resolve issues as they are uncovered, maintaining continuity and quality through to completion.
FF&E PROCUREMENT & INSTALLATION
Furnishing is the final layer of a design and plays a crucial role in how a home feels, functions and is experienced day to day. Our FF&E service is a carefully curated, end-to-end offering designed to complete an interior with clarity and confidence.
This service can be commissioned as part of a full interior design project or as a standalone furnishing package. Many of our clients come to us specifically to furnish a newly built property, stage a development for sale, or bring cohesion to a home they have recently moved into. We step in to refine, elevate and fully resolve the space.
We source, procure and install furniture, lighting, fabrics and accessories through a trusted network of suppliers and artisans. Where appropriate, we design bespoke pieces to ensure quality, proportion and individuality.
From procurement through to installation and on-site dressing, we manage every detail to deliver a cohesive, comfortable and beautifully finished interior that feels complete from day one.
PRICING / FEES
For FF&E (furniture, fixtures, and equipment), we charge a fixed fee for the specification of all items. A 12% commission on trade prices applies for the procurement of goods—but in practice, clients rarely notice this, as the trade price discounts, we secure typically far exceed the commission. This structure allows us to manage the entire sourcing, ordering, and installation process on your behalf, ensuring quality, consistency, and a seamless experience.
